Studying on the Factors Affecting the Decision of Buying Houses in the First Purchase Family-Taking the Greater Taipei Area as an Example

Popis: | 107 The first purchasers consider the decision to buy a house, usually to raise the idea of buying a house for their own needs, the most choice for the external environment, and the demand for residential houses is more direct. This study explores the factors in the decision-making of the first purchase of houses in the Greater Taipei area. The modified Delphi method and the hierarchical analysis method are used to analyze the facets and evaluation criteria that really affect the consideration of consumers. A total of 8 expert questionnaires were distributed, and 8 questionnaires were collected and recovered as 100%. The second layer of facets is divided into “economic factors”, “life function”, “seller characteristics”, “house attributes” and “friends and relatives”. The order is “economic factor” weight value 0.479, sorted first; “life function” weight value 0.219 sorted 2; “house property” weight value 0.133 sorted 3; “friends and relatives” facet weight value .076 sorted 4, “seller trait” facet weight value is 0.037 sorted by 5. Therefore, experts believe that the first purchasers pay the most attention to economic factors. In the assessment project, the “home price” (weight: 0.277), “loan conditions” (weight: 0.147), and “transport convenience” (weight: 0.134) are the top three. The results of this study can provide a source for the construction company and the intermediary to assist the first-time buyers to obtain funds, which will help the first-time purchase group to complete the most important key decision-making factors. |
