| Popis: | 107 Over the past decaces, the serious pollution caused by motors and extreme climate changes have prompted many countries to develop green and sustainable transportation. Public Bike system is one of the hottest trends. Green transportation has been promoted from around the world. Many researches have revealed public bike system is part of public transportation for its convenience and accessibility. With smart cards and cell phones, the system is sure to bring positive effect on public transportation. Like MRT stations, the bike stations are expected to influence the prices of real estate nearby. However, most researches have focused on metropolises with MRT system but only few on mid-sized cities. Therefore, this study will focus on how the public bike system, YouBike, influences the neighboring house prices in Changhua. This research has collected real estate sales data from Jan. 2014 to Dec. 2017 in Changhua county, including Changhua city, Yuanlin City and Lukang Township. With the use of buffering methods, multiple regression analysis and quantile regression analysis, this study will analyze the influences the bike stations have caused to the housing prices nearby and to see if the effect is related to train stations. The findings can be useful references for future installment. |
