An Empirical Study on the Relationship between House-Purchasing Loan, Construction Loan, Economic Variables, Actual Price Registration and Housing Price

| Popis: | 107 This paper aims to explore the relationship between banking lending, economic variables and whether to employ the actual price registration system with the regression analysis method. The rate of house-purchasing loan, population growth rate, the rate of aging population, unemployment rate, the balance of house-purchasing loan, the balance of construction loan, whether to employ the actual price registration system and whether it is a special municipality are employed as independent variables. The three types of housing prices: townhouse, condominium and mansion are adopted as dependent variables. We collected each Taiwan county’s data and the time period is from 2008Q2-2018Q3. The empirical analysis results exhibit 1. Population growth, the rate of aging population, the balance of construction loan and whether it is a special municipality are significantly positive predictors of the price of townhouse while the balance of house-purchasing loan is significantly negative predictor. 2. The rate of aging population and the balance of house-purchasing loan are significantly positive predictors of the price of condominium while population growth rate and whether it is a special municipality are negative predictors. 3. Population growth rate, the balance of construction loan and whether to employ the actual price registration system are significantly positive predictors of the price of mansion while the rate of house-purchasing loan and whether it is a special municipality are significantly negative predictors. |
