Research on the Sharing Economy Rent Price Distribution by Spatial Analysis: The Case Study of Airbnb

With the rise of the sharing economy concept, people have developed a greater interest in sharing their property with others. Sharing economy gave birth to both the renowned ridesharing company, Uber and the online hospitality service, Airbnb. How was Airbnb founded? In the year of 2008 in San Francisco, California, the founders of Airbnb rented a small room in their home to someone else. Afterward, they decided to start a business based on the sharing economy concept. To this date, their business has spread like wildfire throughout the entire world, and more and more landlords from all over the world have started to give up the free space in their homes, such as rooms or even beds, to Airbnb so that they can offer accommodation to those in need, thus achieving a growth of conservation in the environment. Spatial econometrics is used in this research, and the subject of research is the cost of rent for housing in Airbnb. Social variables and housing variables were chosen as the independent variables. After the data is processed, the research will proceed with the spatial exploration of variables, followed by the use of the OLS regression model. With the assistance of the OLS regression model, we will gradually regress the social variables, population variables, and dependent variables, then adding spatial adjacent variables and autocorrelation error variables to do an analysis of the spatial regression model. Research shows that spatial aggregation is involved in the data of Airbnb, but the cost of rent is unaffected by space. In the social variables, the income of a family and the expense of a family has a positive influence on the cost of rent. On the other hand, white-collar workers and blue-collar workers have a negative influence on the cost of rent. As for the housing variables, it has a significantly negative influence on the cost of rent, including the number of ratings per month, the minimum number of days a place is available for rent, and more.
