| Popis: | 104 When the climate changing issue was consistently being focused and discussed, the government started to push the task of disaster protection and mitigation hard and establish the potential disaster maps. Due to the reason of overheated in the real estate market, Registering the Actual Selling Price can be on line which expected to help ease information asymmetry in the housing market. The research uses the data of Real Estate Actual Transaction Price from Ministry of the Interior and potential hazards from the jurisdictional authorities to analyze how potential hazards impact the housing hedonic price. By using linear model and combining with LISA for research methods, the result shows that whole housing market were losing values because of older age. The variables of number of living room、bathroom and total floors are in line with expectations which are positive and significant. According the model result, residential external factors like the main road could influence the housing value goes down. The reason could be it is lower comfort, so out of 50 meters from main road are higher than that. It is not as expect that flood probability in housing market. In different cluster, the result is positive in HH cluster. And LL cluster is not significant. This situation can be assumed that other factors influence potential flooding and led it to increase the prices. It is lack of evidence to show the prices were impacted by in the potential debris flow torrent 50 meters area with variable being insignificant. Finally, it shows the value of housing in the nearing 100 meters fault area that is negative. |
