A Study on the Key Indicators of the Tenants' Interior Decoration Projects in Shopping Malls

Due to the rapid economic development in the recent years in Taiwan, the citizens have accumulated the considerable consumption ability. In addition, the shopping malls are densely located in the urban area. Their management scale has long been the head of the category of retail sale in non-specialized stores. At the present stage, with the mergers and acquisition in the department store industry, the competition among all kinds of retail markets, and the continuous rising of the new shopping malls, the overall operation growth has slowed down. Both the shopping malls and their tenants are sparing no efforts to think about how to achieve the goal of stimulating consumptions and increasing the brand competitiveness through the interior decoration projects. There are some uncertainties and complexities among all the indicators that influence the interior decoration projects. At the same time, correct decisions and judgment can’t be made with the statistics from the quantization of a single mode. This study adopts the methods of expert interviews and literature reviews to establish the preliminary basic framework of the evaluation indicators, applies Delphi Method and Analytic Hierarchy Process (AHP) to conduct the analysis, examination, and verification of the statistics from the questionnaires filled out by the experts, and further ensure the priorities of the evaluation indicators to make the responsive strategies. On the basis of the statistics, this study will propose the overall evaluation framework of “The Interior Decoration Project for the Tenants in Shopping Malls,” which will serve as an important reference for rational allocation, planning, and application when the dealers conducts the interior decoration projects in the future. It is aimed to achieve the goals of shortening the construction time, controlling the quality, and saving the budgets. At the same time, it also intends to let the consumers enjoy a better shopping environment, to meet their overall expectation toeard the shopping malls and stores, and therefore to raise the brand image and management performance.
