| Popis: | 104 The Study of Real Estate Prices betweenFive Municipalities in Taiwan Abstract This paper uses the idea of panel data model to study the real estate pricesbetween five municipalities in Taiwan, we discriminate supply and demand factors in real estate price, the supply variables including real estate prices, interest, new house loan, and the demand variables are volume, house price and income ratio and loanburden. Our empirical results indicate that real estate prices have negative effected by interest and positive effect on new house loan in supply side, on the other hand in demand side, there are positive effects on volume and loan burden. Moreover,empirical result shows that there exits panel unit root in realestate prices and loan burden, Finally, the paper find that there is lead-lag relationship between five municipalities in Taiwan, the real estate prices in Taipei is leading then other municipalities. |
