United States, Japan and the UK and other advanced countries pushing for long-term restoration plan has been practiced for many years, and is set by the government related to substantive and technical assistance grant program, and with the banks to provide long-term financing system renovation, has reached perfection point, the domestic current government failed to implement the system of long-term renovation plan and policy, civil currently still at an initial stage, but in recent years has been building label wisdom 'long renovation plan "as a plus option to show the government departments have begun emphasis on "long-term repair plan", coupled with Taiwan's living standards improve, the mass of the requirements for the quality of life lived on the increase, so the importance of long-term repair plan has become increasingly emerging. Building long-term restoration plan for the renovation of updates through preventative maintenance plan and periodic mechanism to ensure the building facilities and equipment operation and its subsidiary body functioning properly and effectively extend the building and its ancillary facilities and equipment useful life and facilities and equipment to improve operational efficiency, which can effectively implement carbon reduction of building low-carbon environmental community and caters to a healthy and comfortable living environment for community purposes, while the building is expected to greatly enhance the value of the assets. The study is expected to collect information through literature and the old building cases for case study in order to understand the long-term restoration plan with the current development, characteristics, and mode of operation of the management system and construct "long-term repair program standard operating procedure" includes: (a) management Committee should first legally established by the management committee entrusted property management company or consultant to develop long-term repair plan.
