Investigating the Relationship between Service Quality of Property Management Company and Residents' Well-being

| Popis: | 99 Property management is regarded as overall managements and maintenances for the apartment. These services aim to keep healthy, comfortable, convenient and safe environment for the residents. As a result, property management companies not only provide good service quality to meet the residents’ requirements but also raise the residents’ satisfaction with property management companies as well as the residents’ well-being. This study focuses on the residents about the services provided by property management in the area of Taichung, Changhua, and Tainan. The questionnaire consisted of four sections, including the personal information, aparmment environment service scale, SERVEQUL scale, and Oxford Happiness Inventory. The apartment eveironemnt sevice scales includes four aspects: safety, confort, convenient, and health. A total of 700 questionnaires were distributed to residents. 314 effective questionnaires were returned with an effective rate of 61.2%. The descriptive statistical analysis and Structural Equation Modeling (SEM) were conducted by SPSS 17.0 statistical package software and AMOS 16.0. As a result, at a 95% confidence level, good service quality of staffs not only raised the residents’ well-being, but also indirectly effected on residents’ well-being by comfort aspect. Good service of property management companies’ staffs makes residents’ feel higher on service of safety, health, and comfort. The service of staffs’ empathy directly effect on responsiveness. The better the property management company provided services of health, safety, and comfort, the better the convenient services. In conclusion, for property management companies want to increase the residential well-being, it is important to realize the residents’ feelings, more promptly response to residential requirements, examine the doorway frequently, maintain the health of public environm entroutinely, and improve service on respondance and careness to residents. |
