The Changes and Trends in Urban Land Price: An Application of Hierarchical Growth Modeling

| Popis: | 99 Due to urban land price changing, it will be treated as longitudinal data analysis. Therefore, we applies growth model of HLM to explore the influential factors of urban land price of township and city districts in Taiwan, the urban land prices of 312 townships in Taiwan as the analysis of panel data sample. The empirical results show that the influence of the time on urban land prices exhibits significance, and with population density, community to increase and the moderating effect between urban land prices. Finally, the analysis with the traditional regression model results were compared, the results show that the traditional regression model could easily lead to overestimation of variance error and to undervalue of regression coefficient standard errors, hypothesis testing in regression coefficients, likely to result in the problem of expansion type Ι error. |
