Because of the variety of real estate transaction types and complicated relationships of people, business, things and rights which involved in every real estate transaction process, it makes asymmetric information common to the buyer and seller of real estate in real life. Therefore, the characteristics of real estate including high heterogeneity, high transaction cost and asymmetric information usually cause disputations and raise the cost during real estate transaction. This thesis brings up the concept of traceability system of real estate transaction. The concept applies the traceability system which used in agriculture and seafood to real estate transaction. Hope this kind of concept can establish a standard of safe real estate transaction process and reach the goal of real estate information transparency. Moreover, to reduce the transaction cost and controversy arose from asymmetric information by intensify the constitution of real estate transaction. To procure the purpose, this thesis conducted interview and questionnaire of real estate traceability system related matters aimed at proprietors of real estate in Taiwan, including construction companies and real estate agencies. Through the understanding of Taiwan real estate proprietors'' opinions and suggestions on trying to carry out the real estate traceability system by interview, the conclusion of the thesis may help government and real estate proprietor setting up a complete and workable real estate traceability system in the future. Besides, questionnaire is to realize expectations and demands of customers toward real estate traceability system via study their acceptance level and scope on service and price of the system. This thesis brings up conclusions as follows: 1. Proprietors of real estate think they are fully capable to implement traceability system. 2. The concept of real estate traceability system is highly accepted by its buyer and seller. 3. Customer''s background is related to the acceptance of traceability system. 4. Customer''s subjective recognition is related to the acceptance of traceability system. Some additional suggestions in the conclusion of the thesis is a reference to related departments of public affairs and real estate proprietors in implement real estate traceability system in the future.
