| Popis: | 97 Taiwan’s residential types have changed with the upgrade of homebuyers’ educational level. We attract people and meet their needs with diversity and high-quality public places. Apartment with garden is a new type of housing. It increases many public places, and therefore with the size of the foundation and the differences of product positioning, it brings about a different variety of types and problems. From the community of non-statutory public places, we can investigate the use of public space and the management mode. Also, we conclude the usage frequency and the cost to analyze the suitability of the community of non-statutory public places and explore the impact on residential condo fee. The research analyzed a totally 10 years on the community of non-statutory public places revenue and expenditure, and Time Study from survey and cases. (1) Refer to the suitability of the existing public places provides construction company in future design. (2) Provide homebuyers to rationally think about the demand for housing and the possibility of future facility maintenance. (3) Provide tenants with payment data on the use of operation and management. (4) Provide homebuyers and tenants an appropriate choice to public places. The research can achieve the following goals by discussing how the suitability of apartment public places influence the condo fee of tenants. (1) Discuss the demand for public facilities and the management. (2) Explore public places and the suitability of public facility configuration. (3) Study the relationship between public places and condo fee and suggestions for improvement. |
