Studies on the Development of China's Metropolitan Cities and the Demand of commercial Real Estates

| Popis: | 97 Based on the annual data of 269~287 cities (including Municipalities and above) in mainland China on 2001, 2003, and 2005, the relationship between the commercial real estate investment and the elements of the metropolitan developments and formations are investigated using regression analysis in this thesis. The factors considered in this thesis include macroeconomic indices, city environmental factors, city characteristics, etc. Whether the impacts of factors on commercial real estate investment are different for metropolitan cities and non-metropolitan cities is also explored. The regression models selected in this thesis are based on the model selection criteria, AIC and BIC. According to empirical studies in this thesis, there are 18 factors, such as gross product which are significant to affect commercial real estate investment of China''s cities from the estimated multiple regression models. Among these factors, Passenger traffic and Internet users are consistently significant and the estimated regression parameters of them increase from year to year. Besides, the Gross social consumption, and Air cargo & mail traffic both are also significant in the multiple regression models. Therefore, developed transport facilities and the degree of IT are important factors to the commercial real estate investment of cities in China. The more developed city, the more opportunities of the commercial real estate investment has. Finally, there is no evidence to confirm the difference of impacts of factors on commercial real estate investment for cities in metropolitan area or not. |
