Study on the Building Appearance Design for Real Estate Marketing in Kaohsiung City

| Popis: | 95 This article focuses on the construction outlook of design and planning of the real estate market in Kaohsiung city.. In recent years, due to intense competition among the construction companies, and to the constant expansion of mansion construction from north to south in Taiwan, some of the building companies in Kaohsiung City have developed new ways of thinking in the existing architectural design processes, that provides new looks as well as better space management and will undoubtedly attract new consumers, The old workflow of building design has been changed from a situation where a construction company selected the building material in complete agreement with the architect’s design to a new situation or new work flow where role of the interior designer becomes much more important in the style designing and consequently the selection of the construction material. With the new role of the interior designer joining the work flow, the construction company, the architect, the interior designer, and the consumer are interacting. These interactions add to the intricacy of the general building process, but the effect on the construction outlooks reaches perfection. To replace the existing role of a construction company in choosing the material, the interior designer is able to provide a new and complete outlook design from a judicious choice of many different stages such as style, color arrangement, to tile selection. In comparison with the existing work flow, the new work flow may take more time, but the end result is more complete, accomplished and satisfactory. Based on the in-depth interviews with 3 CEOs from 3 construction companies, the construction companies in Kaohsiung have already started putting value in the construction design under the influence of housing/mansion construction prevalence. The actual participation in construction outlook design of the new work flow enables the interior designer to enter the new process more quickly and easily than the old workflow. The role of interior designer in the initial stage of the design, now established a new task in the entire process of the construction design. |
