The Effects of Regional Factors on Price of Real Estate-Taking Taipei as an Example

Popis: | 95 The price of real estate is not only determined by the general characteristics of real estate and the specific factors, but also largely by the regional factors. The price results from the combined effects of mainly the natural, economic, social, administrative factors. Often too much attention is paid to the general and specific, however, lack of attention to the regional factors affecting real estate prices largely. Based on previous studies, we developed four aspects of the regional factors that will have an impact on the real estate choice: service downtown business degree, traffic conditions, infrastructure facilities, environmental conditions. According to these aspects, this paper developed eight variables. Then on the basis of data gathered by a questionnaire survey in Taipei we analyzed the effects of the regional factors on residential real estate prices. Using variation analysis, principal component analysis and regression analysis, we did a statistical analysis of the survey results. The evidence showed that: 1. By independent sample t test of the affecting factors, we find in the affecting factors of the price of real estate in Taipei area, traffic conditions and education are significantly different, other factors show no significant difference. 2. By independent sample t test of regional comparison, we find in the affecting factors of the price of real estate in Taipei area, social environment between Nangang District and Wenshan District are significantly different, other regional comparison show no significant difference. The relationship between traffic condition and price of real estate is more 12% than the relationship between culture and education and price of real estate. The relationship of social environment between Nangang District and price of real estate is less 17% than the relationship between Wenshan District and price of real estate. 3. Social environment of Tatung District, natural environment of Neihu District, medical facilities and the natural environment of Songshan, and traffic of Hsinyi District’s significant level of variance differences reach 90%. 4. Through regression analysis, real estate prices in Taipei and “Traffic”, “environment” is positively correlated with “traffic condition” and “natural environment”. From the numerical point of view, “traffic condition” explains about 22.5% “natural environment” f explains about 16.7% of the price of real estate in Taipei, and other regional factors are not significant. The medical facilities of investigation objects whose average monthly household income between 40000-60000 are different significantly. The culture and education of investigation objects whose average monthly household income above 60000 are different significantly. The social environment of investigation objects whose education are above postgraduate are different significantly. The results indicate that real estate prices are non-small sensitive to the region. The region of real estate development projects directly dominated the economic return of the developers, and the satisfaction of the residents. When demand-side bidding causes the prices of real estate in better region too high, government should take effective policies to limit the differential income level, in order to smooth the different profits levels of the real estate industry. |
