The traditional seismic design of buildings is only demanded by the buildings without collapse under serious earthquakes. This may assure the life safety, however the seismic capacity, damage permission and usability after earthquakes for the various kinds of earthquake levels of structures were not considered. Recently, the performance-based seismic design and assessment are becoming a new tendency toward seismic design. It is according to the demand, importance and function, etc on the usage of the building, and definition of the expected behavior of the building in the design earthquake in terms of limiting levels of damage to the structural components. So it can really reflect the actual performance of the buildings. In the thesis, we investigate the behaviors of the Hybrid Multi-story structure buildings. The framework is based on displacement-modulus method for FEMA273, and the software SAP2000 is adopted to the process of non-linear static analysis. We can obtain the results of structural plastic hinge locations, the interstory drifts and the damage of members at the target displacement, and then check if they satisfy the performance level or not. In additional, nonlinear time-history analysis is carried out and to provide the displacement- modulus method for FEMA273. Finally, when the building is estimated that strengthening is necessary, we use Displacement-Based Design for Buildings with Energy Dissipation Systems in the researches and expected that satisfy the performance level.
