In the last decades, several cities have been experiencing expansion of the urban fabric. It is not a recent phenomenon, neither is it exclusive of Brazil. Actually, it is identified in different countries and urban realities. The urban outskirts, understood as the geometric edge of the city, presented strong expansion, changing its content. This production of space reveals itself to be getting more and more unequal, with a fierce dispute for the locations within the city. In order to analyze the vectors responsible for such changes (financial capital, real estate developers’ capital and public authorities), this text discusses how they have been occurring in the city of Dourados, state of Mato Grosso do Sul, in the time-frame of the last 15 years. Therefore, the following methodological procedures were adopted: bibliographic review referring to the theme, data survey about the recent territorial expansion of Dourados, focusing on initiatives like the government program Minha Casa Minha Vida (Faixa 1) and the settlement of gated communities, as well as the cartographic elaboration of this production. The role of the real estate segment stands out, particularly its developers’ capital, that, supported by public authorities, acts in order to value the capital with the launching of new products which impacts the urban fabric and reconfigures the outskirts. |
