Aim of the study: The main objective of the study was to analyse the possibility of using GIS tools for 3D modelling of data presented on local spatial development plans (LSMP), with the view to maximising the use of planning provisions. Material and methods: Publicly available LSMP for the analysed scope were used in order to obtain the maximum building height for each section of the studied area. Then, based on data obtained from the Open Street Map (OSM) and the database of topographic objects (BDOT10k), areas were identified where further construction or increasing the height of existing buildings could be permitted. Results and conclusions: The analyses obtained made it possible to determine the regions for which increased development is possible. This type of knowledge can be useful for facility owners, real estate developers, and most importantly for public administration bodies – so that they are aware of planning provisions or possible elements in the MPZP that should be changed in order to prevent excessive building density. Such excessive development could result, for example, in obscuring the visibility of the sun for selected areas or blocking urban ventilation corridors. Thus, this type of study provides a very simple way of visualising the maximum possible development in the newly created local plans, and other similar analyses. |
