Bakalaureusetöö Geodeesia ja maakorralduse õppekaval Käesoleva bakalaureusetöö eesmärgiks on analüüsida regionaalsete keskuste mõju kinnisvara hinnale. Alaeesmärkideks on uurida elamukruntide, korteriomandite ja haritava maa tehinguaktiivsusi ja hindu. Uuritavateks objektideks on valitud hoonestamata elamumaa, korteriomandite ja haritava maa ostu-müügitehingud. Uuritavaks perioodiks valiti 2007-2017, kus võrreldi tehingute arvu ning keskmiseid ruutmeetri või hektari hindu. Pärast seda toodi välja hinnamuutused 2007 ja 2017. aasta vahel. Töö jaoks vajalikud tehinguid puudutavad andmed koguti Maa-ameti kinnisvara hinnastatistikast ning rahvaarvu kohta saadi andmed Eesti Statistikaametist. Diagrammid koostati programmis MS Excel ning teemakaardid loodi kasutades programmi Mapinfo. Teemakaardi loomiseks saadi Maa-ameti Geoportaalist ajakohane maakonnapiiride kaardikiht. Töö käigus selgus, et regionaalsed keskused mõjutavad nii kinnisvara hinda maakonnas kui ka tehinguaktiivsust, kuna väga suur arv tehinguid toimub regionaalsetes keskustes. Lisaks rahva ostuaktiivsusele mõjutavad looduslikud tingimused kinnisvara hinna kujunemist. The purpose of this bachelor thesis is to analyse the impact of regional centres on the price of real estate. The sub-objectives are to investigate the transaction activity and prices of residential plots, apartment ownership and cultivated land. The object of purchase and sale of unconstructed residental land, apartment ownership and cultivated land is selected for the test objects. For the investigated period 2007-2017, a comparison of the number of transactions and the average per square metre or hectare were selected. After that were brought out price changes in 2007 and 2017 Data relating to the transactions required for the work were gathered from the price statistics of the Estonian Land Board and data about population in collected from Statistics Estonia. Charts were produced in MS Excel, and the theme maps were created using MapInfo. To create a thematic card, we received a map layer of the county agency geoportal. The work revealed that the regional centres influenced both property prices in the region and the transaction activity as a very large number of transactions take place in regional centres. In addition to the people's purchasing activity, natural conditions affect the price formation of property. |
