The subject of the rigorous thesis is the legal analysis of the unit as a whole, its components, and answering the questions that arise in the analysis of these topics, both in legal theory and on practical level. In places where the legal regulation provides incomplete or contradictory answers to questions raised, the thesis also contains de lege ferenda considerations. The interpretation of these topics is based on an analysis of the current legislation, combined with an assessment of legal interpretations in the literature and case law, and the author's own reflection, with the aim of defining answers to the questions raised and presenting specific applicable solutions. The thesis is divided into five parts. The first part deals with the specification of the unit as a whole, especially in relation to its categorization within the legal regulation of things in the Civil Code. The last two chapters of this part are then devoted to the unit under construction as an interesting provisional institute, and the specification of the unit in the contract, which serves as a deed of deposit for the registration of rights in the Cadastre of Real Estate.
