The Cokriging Method in the Process of Developing Land Value Maps

Popis: The real estate market is shaped by complex spatial and non-spatial processes that influence the value of property and its market price. Spatial models of property value and property prices have certain limitations due to uneven distribution of data relating to transaction prices. This problem can be resolved through the use of the cokriging method where the primary variable is correlated with selected spatial attributes that can be identified at any point of the analyzed area. In this study, the cokriging method was used to develop land value maps for the city of Olsztyn in north-eastern Poland. The functions of the analyzed areas, the distance separating them from characteristic locations and development density were used as additional variables. The produced land value map presents the distribution of property prices and their spatial determinants.
