| Popis: | Тема вÑпÑÑкной квалиÑикаÑионной ÑабоÑÑ: «РеноваÑÐ¸Ñ ÑеÑÑиÑоÑии на ÐеÑÑовÑкой коÑе». ÐбÑÐµÐºÑ Ð¸ÑÑÐ»ÐµÐ´Ð¾Ð²Ð°Ð½Ð¸Ñ â ÐеÑÑовÑÐºÐ°Ñ ÐºÐ¾Ñа. ÐÐ°Ð½Ð½Ð°Ñ ÑабоÑа поÑвÑÑена вÑÑÐ²Ð»ÐµÐ½Ð¸Ñ Ð½Ð°Ð¸Ð±Ð¾Ð»ÐµÐµ ÑкономиÑеÑки вÑгодной конÑепÑии ÑеноваÑии ÑеÑÑиÑоÑии на ÐеÑÑовÑкой коÑе Ð´Ð»Ñ ÑовÑеменного иÑполÑÐ·Ð¾Ð²Ð°Ð½Ð¸Ñ ÑеÑÑиÑоÑии. ÐадаÑи, коÑоÑÑе ÑеÑалиÑÑ Ð² Ñ Ð¾Ð´Ðµ иÑÑледованиÑ: 1. ÐзÑÑение пÑоÑеÑÑа ÑеноваÑии, оÑеÑеÑÑвенного и заÑÑбежного опÑÑа пеÑепÑоÑилиÑÐ¾Ð²Ð°Ð½Ð¸Ñ ÑеÑÑиÑоÑий, иÑÑоÑиÑеÑÐºÐ¸Ñ Ð¿ÑеÑеденÑов и оÑновнÑÑ Ð¿Ð¾Ð½ÑÑий, каÑаÑÑиеÑÑ ÑеноваÑии, пÑиведÑннÑÑ Ð² ÑовÑеменном законодаÑелÑÑÑве. 2. Ðнализ ÐеÑÑовÑкого оÑÑÑова на налиÑие и ÑазвиÑоÑÑÑ ÑоÑиалÑной и инженеÑной инÑÑаÑÑÑÑкÑÑÑÑ. 3. Ðнализ ÐеÑÑовÑкой коÑÑ Ð¸ ÑÑÑеÑÑвÑÑÑÐ¸Ñ Ð½Ð° ÐµÑ ÑеÑÑиÑоÑии ÑлÑÑÑений. 4. ÐзÑÑение ÑÑÑеÑÑвÑÑÑÐ¸Ñ ÐºÐ¾Ð½ÑепÑий ÑеноваÑии иÑÑледÑемой ÑеÑÑиÑоÑии и вÑÐ±Ð¾Ñ Ð½Ð°Ð¸Ð±Ð¾Ð»ÐµÐµ пÑивлекаÑелÑной Ð´Ð»Ñ Ð¸Ð½Ð²ÐµÑÑоÑов конÑепÑии. ÐоÑÑовеÑноÑÑÑ Ð¿Ð¾Ð»ÑÑеннÑÑ ÑезÑлÑÑаÑов подÑвеÑждаеÑÑÑ Ð¿Ñименением ÑледÑÑÑÐ¸Ñ Ð¼ÐµÑодов иÑÑледованиÑ: изÑÑением и ÑиÑÑемаÑизаÑией лиÑеÑаÑÑÑнÑÑ Ð¸ÑÑоÑников по пÑоблеме, анализом ÑÑÑеÑÑвÑÑÑÐ¸Ñ Ð¿ÑоекÑнÑÑ ÑазÑабоÑкой, иÑполÑзованием наÑÑнÑÑ Ð¼ÐµÑодов к Ð¿Ð¾Ð´Ñ Ð¾Ð´Ð°Ð¼ ÑеноваÑии пÑоекÑа, пÑакÑиÑеÑкой апÑобаÑией ÑезÑлÑÑаÑов диÑÑеÑÑаÑионного иÑÑледованиÑ. Ð ÑабоÑе иÑполÑÐ·Ð¾Ð²Ð°Ð½Ñ ÑледÑÑÑие меÑÐ¾Ð´Ñ Ð½Ð°ÑÑного иÑÑледованиÑ: ÑиÑÑемнÑй и ÑиÑÑаÑионнÑй анализ, Ñкономико-маÑемаÑиÑеÑкое моделиÑование, ÑÑавниÑелÑнÑй анализ, ÑакÑоÑнÑй анализ, меÑод оÑенки ÑилÑнÑÑ Ð¸ ÑлабÑÑ ÑÑоÑон конÑепÑии, анализ пеÑиода окÑпаемоÑÑи и NPV. Ð ÑезÑлÑÑаÑе бÑла вÑÑвлена наиболее ÑкономиÑеÑки пÑивлекаÑелÑÐ½Ð°Ñ ÐºÐ¾Ð½ÑепÑиÑ.  РеализаÑÐ¸Ñ Ð´Ð°Ð½Ð½Ð¾Ð¹ конÑепÑии Ð¿Ð¾Ð·Ð²Ð¾Ð»Ð¸Ñ Â«Ð¾Ð¶Ð¸Ð²Ð¸ÑÑ» западнÑÑ ÑаÑÑÑ ÐеÑÑовÑкого оÑÑÑова и ÑÐ´ÐµÐ»Ð°ÐµÑ ÐеÑÑовÑкÑÑ ÐºÐ¾ÑÑ ÑоÑкой пÑиÑÑÐ¶ÐµÐ½Ð¸Ñ Ñ ÑпоÑÑÑменов из ÑазнÑÑ Ð³Ð¾Ñодов. Также Ð´Ð°Ð½Ð½Ð°Ñ ÐºÐ¾Ð½ÑепÑÐ¸Ñ Ð¿ÑедÑÑмаÑÑÐ¸Ð²Ð°ÐµÑ ÐºÑÑглогодиÑное иÑполÑзование ÐеÑÑовÑкой коÑÑ, ÑÑо ÑÑкоÑÑÐµÑ Ð¿ÑоÑеÑÑ Ð¾ÐºÑпаемоÑÑи инвеÑÑиÑионнÑÑ Ð²Ð»Ð¾Ð¶ÐµÐ½Ð¸Ð¹. The subject of the graduate qualification work is "Renovation of the territory on Petrovskaya Spit". The object of the study is Petrovskaya Spit. The given work is devoted to identifying the most cost-effective concept of renovation of the territory on Petrovskaya Spit for modern use of the territory. The research set the following goals: 1. Studying the renovation process, domestic and foreign experience in the re-profiling of territories, historical precedents and basic concepts related to renovation given in modern legislation. 2. Analysis of Petrovsky Island for the presence and development of social and engineering infrastructure. 3. Analysis of the Petrovskaya Spit and the improvements existing on its territory. 4. Studying of existing concepts of renovation of the studied territory and selection of the most attractive concept for investors. The reliability of the results obtained is confirmed by the use of the following research methods: the study and systematization of literary sources on the problem, the analysis of existing design developments, the use of scientific methods to the approaches of renovation of the project, practical approbation of the results of the dissertation research. The following methods of scientific research are used in the work: system and situational analysis, economic and mathematical modeling, comparative analysis, factor analysis, a method for assessing the strengths and weaknesses of the concept, analysis of the payback period and NPV. The study resulted into the most economically attractive concept was identified. The implementation of this concept will allow to "revive" the western part of Petrovsky Island and make Petrovsky Spit a point of attraction for athletes from different cities. Also, this concept provides for the year-round use of the Petrovsky Spit, which accelerates the process of return on investment. |
