Popis: Данная работа посвящена созданию информационной системы для предприятия “Бизнес Ангел”, которое занимается покупкой и дальнейшей сдачей в аренду коммерческой недвижимости, с целью улучшения действующего процесса оценки и анализа ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹. Задачи, которые решались в Ñ Ð¾Ð´Ðµ выполнения работы:1. Изучение особенности оценки и анализа ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹.2. Определение с какими документами компания взаимодействует при оценке и анализе ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹3. Определение какое программное обеспечение лучше использовать для создания новой системы оценки и анализа ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹4. Создание чек-листа по оценке и анализу ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹.5. Разработка системы, которая содержит материал, документы и будущий чек-лист для сотрудников с информацией как создавать оценку и производить анализ помещения.6.Выгрузка в систему Ð½ÐµÐ¾Ð±Ñ Ð¾Ð´Ð¸Ð¼Ñ‹Ñ Ð´Ð°Ð½Ð½Ñ‹Ñ 7. Демонстрация проекта системы представителям компании и получение обратной связи. В работе проведен анализ действующего процесса оценки и анализа инвестиционной привлекательности ÐºÐ¾Ð¼Ð¼ÐµÑ€Ñ‡ÐµÑÐºÐ¸Ñ Ð¿Ð¾Ð¼ÐµÑ‰ÐµÐ½Ð¸Ð¹. На основании анализа сформированы основные требования к информационной системе и содержание системы. В соответствии с требованиями и содержанием системы был проведен выбор наилучшего варианта для решения Ð¿Ð¾ÑÑ‚Ð°Ð²Ð»ÐµÐ½Ð½Ñ‹Ñ Ð·Ð°Ð´Ð°Ñ‡ методами квалиметрической оценки и нечеткой логики. В результате было создана информационная система, которая решает проблему найма оценщика извне - позволяет оценивать коммерческую недвижимость за счет ÑÐ¾Ð±ÑÑ‚Ð²ÐµÐ½Ð½Ñ‹Ñ Ñ€ÐµÑÑƒÑ€ÑÐ¾Ð², и которая содержит в себе централизованную систему документооборота с автоматически генерируемыми документами. Создание системы выполнено с помощью платформы Планфикс.
This work is devoted to the creation of an information system for the company "Business Angel", which is engaged in the purchase and further leasing of commercial real estate, in order to improve the current process of evaluating and analyzing commercial premises. Tasks that were solved in the course of the work:1. The study of the features of the assessment and analysis of commercial premises.2. Determining which documents the company interacts with when evaluating and analyzing commercial premises3. Determining which software is better to use to create a new system for evaluating and analyzing commercial premises4. Creation of a checklist for the assessment and analysis of commercial premises.5. Development of a system that contains material, documents and a future checklist for employees with information on how to create an assessment and analyze the premises.6. Uploading the necessary data to the system7. Demonstration of the system project to company representatives and receiving feedback. The paper analyzes the current process of evaluating and analyzing the investment attractiveness of commercial premises. Based on the analysis, the main requirements for the information system and the content of the system are formed.In accordance with the requirements and content of the system, the best option was selected for solving the tasks set by the methods of qualimetric assessment and fuzzy logic. As a result, an information system was created that solves the problem of hiring an appraiser from outside - allows you to evaluate commercial real estate using your own resources and which contains a centralized document management system with automatically generated documents. The system was created using the Planfix platform.
