Over-the-Rhine (OTR) is a neighborhood in US city of Cincinnati that is known for its rich historical and architectural heritage. There is a huge change happening in the neighborhood within last 10-15 years. A peak of its development was right before the start of the World war 1 after which the population massively starts to leave the city center in a process of suburbanization. Along with that, the industry is relocating from the city center and, with previously mentioned population decline, economic decadence of the neighborhood starts as well. These empty spaces are being inhabited by lower socioeconomic groups of people and there is an obvious boost in crime rate. Despite its location in the city center, OTR was outside of Cincinnati precisely due to insecurity. A culmination happened in 2001 during which riots in the main street of the neighborhood, Vine street, occurred. A combination of NGOs, trust for preservation of historical heritage, real estate businesses and the investment of big companies resulted in gentrification of the neighborhood. This thesis illustrates the process of gentrification within American city and collects opinions about the process from various key actors. The first part of the thesis includes introduction with the overview of spatial development of OTR until the beginnings of 2000s when gentrification starts to rise intensely. Following is the theoretical explanation of term of gentrification as well as visual examples from the neighborhood. The final part includes a detail analysis of the neighborhood shown as the results from semi-structured interviews taken in Cincinnati itself with representatives from academic, public and private sector. Seven main topics are formed from the interviews and therefore examined, along with the quantitative analysis of the neighborhood from data provided by official sources. |
