Old urban areas in Chinese cities are characterized by problems such as an aging environment, inadequate facilities, and a declining image. However, regeneration efforts in old residential areas in major cities seldom consider the needs of the real users -- namely, the residents. To understand and carry out regeneration work, this study introduces a post-occupancy evaluation method. Based on a field investigation in Chengdu, China, the authors established an evaluation methodology for the regeneration of old residential areas, including three evaluation objectives and 58 detailed indices. The evaluation system focuses on people's livelihoods in terms of urban "soft power" and the behavior, activities, and happiness of urban residents. Use of the system to test the practice of "renovation of old courtyards" in Chengdu revealed that old residential areas generally experience problems such as inadequate environmental maintenance, low resident participation, and strong administrative dependence. Therefore, the evaluation system for the regeneration of old residential areas can serve as an essential enabler of urban regeneration. [ABSTRACT FROM AUTHOR] |
