Sustainable Considerations for façade retention developments.

Abstrakt: This paper is going to present and critically analyze facade retention developments in an attempt to unfold considerations for sustainable conservation. Facade retention is a conservation approach which means new structure behind the retained façade. Since climate change and global warming effects increased worldwide, sustainability has become the main aspect for constructing new buildings and conserving existing ones. The issue that has been identified in this paper is that existing provisions and current legislations have not included any sustainable criteria for facade retention developments. At the same time it seems that existing provisions and current legislations on conservation have been ignored when it comes to planning. In this paper a comparison case study approach has been used. The selected case studies were identified in two cities with architectural and historical importance in Glasgow and Athens. The conservation and sustainability aspects have been identified through qualitative research with empirical work and observations and by examining extensively existing policies and legislations on these aspects. Interviewing architects and policy makers has brought new insights to the research question. This paper has unfolded sustainable considerations that can be integrated in decision making to support either the policy or the conceptual approach prior to the design and construction of sustainable facade retention developments.
