The ageing of the population in Western societies leads to an increasing primary supply of housing in the existing stock. Ever more older households leave the independent housing market. For the Netherlands this process is expected to create a larger primary supply of housing than new construction does by the year 1995. Deaths of single persons living independently are the main cause of primary supply in the stock. In this article the composition of this supply is estimated for the Netherlands and compared with new construction. The vacancy chains triggered by the primary supply are evaluated.
