Articulation to maximize sellable area on Kos (dorm room) in Karet, Kuningan, South Jakarta.

Abstrakt: Karet Kuningan, a residential area which is sandwiched between the central business district, is a strategic area for residence for regional business activists, providing the potential for land-owners to invest in kos (dorm room) business. Kos (Dorm room) in Indonesia is a temporary residence that is usually occupied by people who work in an area but have a permanent residence that is far from the city where they work or study. On the other hand, this strategic location makes land prices very high, so we need a method in designing a boarding house to maximize the sellable area on limited and expensive land. Articulation is a method for realizing ideas, fulfill requirements, and resolving issues, to create and satisfy function, aesthetic criteria, and preferences that happened in the joints. In this kos (dorm room) project, the research and design method is designed synthesis that uses articulation in the circulation area is used to maximize the sellable area, maximize the efficiency of the interior space, then perform it as an authentic spatial experience, to satisfy multifunction, aesthetic and preferences for tenants and visitors. The conclusion of the research and design result is articulating the circulation area with a split level design, with a height between split floors (between masses) of half the floor height (within mass) produces an efficient kos (dorm room) design that can maximize the sellable area by up to 15% (per floor), then this formation as a design creates an authentic continuous circulation that provides, inclusive, open, and explorative spatial experience.
