Risk spots in buildings – The why, what, and how to.

Abstrakt: Building damages is increasingly recognised as a serious, economic and sustainability concern. A key aspect of building damage mitigation is understanding them. Severe and complex cases of building damages have been an object of research within SINTEF for decades. Insurance companies and building appraisers are performing a continuously growing amount of work on more common damages. Various lists of important checkpoints on buildings are flooding the internet, however, far too little attention has been paid to developing a comprehensive system for defining building damage risk spots. Well defined risk spots could be an effective tool for mitigating building damages. The aim of this research has therefore been to try and establish a framework for systematically generating, grouping, and labelling risk spots. This paper has been divided into three parts. The first part deals with defining risk spots in buildings, second part describes the methodology for identifying and classifying spots, last part comprise a case study where the methodology has been applied to a limited part of a building. Future studies on advancing the current topics by adding risk part, expressed as the probability of occurrence of these damages multiplied by their consequences, are recommended.
