This article considers the problem of assessing the investment attractiveness of residential development taking into account the specific circumstances of Vladivostok. We clarified the criterion of efficiency and develop a calculation model for investment project marginality. We analyzed the construction conditions and price-forming parameters of apartment building projects implemented in Vladivostok in 2017-2020. We developed a simulation model for budget formation and project efficiency assessment for the developer. We calculated the marginality of the construction of a 20-storey apartment building taking into account risk factors. The practical use of the suggested model shall allow developers to perform unbiased investment attractiveness assessments for construction projects and take more rational investment decisions.
