The Impact of the High Speed Rail Station on Taoyuan Housing Price

| Popis: | 106 Public transportation has always been one of the important causes that influences the price of real estate value. In this paper, we use the Hedonic Price Model to analyze the pricing effect of the Taoyuan High Speed Rail. The research data samples are from January 2017 to February 2018 based on the real estate transaction query price website of the Ministry of the Interior. This paper not only chooses the best Hedonic Price Model to analyze the impacts of the High Speed Rail on Taoyuan metropolitan housing prices, but also uses the variables such as the housing area, the housing age, number of rooms, number of halls, number of bathrooms and number of parking spaces to analyze in this study, and get two conclusions: 1.Empirical results show that the High Speed Rail has a significant and positive effect on Taoyuan housing prices. 2. The housing area has a significant positive effect on house prices, while the housing age, number of rooms, and number of parking spaces have significant negative effect on house prices. |
