Popis: | 104 A house is a basic requirement to sustain the daily basic needs of a family. House purchasing is one of the most costly and influential expenses for regular people. Taiwan has high population density but scarce land availability; hence, Taiwanese people commonly believe in the concept of “along with land comes about wealth” and hope to own a house. Housing-related problems have received the attention of society. “Location, Location, Location” is a phrase frequently heard in the real estate industry, suggesting location as the most essential aspect of a house. Demand for adequate housing locations have usually shaped the development of real estate. Despite the abundant availability of houses in Taiwan, many Taiwanese people have yet to find their ideal homes; this phenomenon might be attributable to the selection of housing location. Therefore, this study reviewed past literature and integrated factors affecting homebuyers’ selection for housing locations to develop a questionnaire. These factors were classified into six categories, namely, transport facility, community environment, living function, geographical location, public facility, and undesirable facility. The questionnaire responses were analyzed using SPSS Ver. 21.0 to identify the essential factors for selecting housing locations. Examining the preferences of homebuyers revealed that distance to workplace, house type, house age, number of rooms, and construction developer reputation were significantly correlated with purchase decision. According to the empirical research results of this study, construction developers are suggested to select housing construction sites on the basis of buyer preferences. This facilitates eliciting a sense of security and safety in homebuyers, resulting in a win-win situation for both the buyers and sellers. |
