Despite various factors which influence one's purchase intention to invest in commercial green buildings, little has been done to determine the motivations to invest in green residential properties. Rigorous and extensive literature review identified three main motivations for green residential properties investment namely, environmental, social, and economic concerns. The data is collected by distribution of questionnaires, through survey methods to the green residential owners or residents in Penang and Selangor, Malaysia. Relative importance index is applied to data from a sample of 171 respondents through a judgemental sampling. Based on the result, the researcher found that environmental concerns were ranked as the main motivation factor that influenced the green homebuyers' decisions. This is followed by social and economic benefits of minimising cost and maximising financial return. This could lead to a greater demand forsustainable development of residential properties in the future. Further analysis could be done not only in other residential schemes, but also on other types of green buildings.
